Air conditioning in Tooting
Air con for terraces, flats and restaurants across SW17.
Fitting air conditioning in Tooting
Air conditioning installation in Tooting starts with a survey of your rooms and your building. We check the unit size, the pipe route and where the outdoor unit can go, then you get a written quote. How an installation works.
A single split cools one room, and a multi-split runs several rooms from one outdoor unit. Fewer outdoor units means less to place, which helps on a terrace or in a flat. Most split units heat as well as cool, so one system can do both jobs.
A few things make the survey quicker:
- a list of the rooms you want cooled
- your lease, if you live in a flat
- the name of your conservation area, if you’re in one
Controlled parking around Tooting Broadway runs from 9.30am to 5.30pm, Monday to Saturday, beside a red route on the main road. Furzedown’s zone is far shorter, at 11am to noon on weekdays, so we’ll plan the visit around your street.

Servicing and repairs
Servicing and repairs cover all of Tooting, whoever fitted your system. A service keeps it clean and running well, and a repair visit finds out why it has stopped cooling or shown a fault. What a service covers and how a repair visit works.
A unit that has stopped cooling is worth a quick check before you book:
- Set the mode to Cool, and the temperature below the room’s.
- Check the remote’s batteries and any timer.
- Clear anything from around the outdoor unit.
Ice that comes back, water dripping indoors or an error code all need an engineer. Why air con stops cooling.

More homes are fitting air con
More UK homes are fitting air conditioning, and homes with built-in units have about doubled in three years. The best time for a survey is before the first hot spell, when fitters have more room in the diary.

Shops, offices and restaurants in Tooting
Shops, offices and restaurants in Tooting are often food businesses close to homes, so cooling and kitchen extract need planning together. The census found 578 households in commercial buildings, such as over a shop, across the ten neighbourhoods on this page. Tooting East has the most, at 114.
Tooting’s trade clusters in a few places:
- The two indoor markets: Tooting Market and Broadway Market hold about a third of the centre’s shops, bars, restaurants and services.
- Upper Tooting Road and Tooting High Street: the long-standing curry houses and South Asian restaurants.
- Mitcham Road: pubs and entertainment venues, including the Grade I former Granada.
Most buildings here are 2 to 4 storeys, so a yard unit is often close to an upper window. In 2025 the council approved a flue and four air con units at the rear of one SW17 premises. A condition then called for details of extraction and odour control.

What has passed on the Heaver Estate
Outdoor units have passed on Tooting Bec’s Heaver Estate when the street can’t see them. Three of the 12 approvals in SW17 are on this estate, and each hides the unit a different way:
- Front basement lightwell, 2023: two units in acoustic housing, set so low that they weren’t readily visible from the street.
- Rear extension roof, 2024: one unit behind a parapet wall, out of public view and largely hidden from the neighbours behind.
- Rear of the house, 2026: a unit set back from the rear wall, so it wouldn’t be highly visible.
The estate’s rules explain the care. It’s a conservation area with an Article 4 direction, which covers outside changes visible from the street. That means all front walls and some side and rear walls, plus changes to roofs.
A flat roof behind the house is worth checking first, as the 2024 case shows. A hidden spot still needs clear air around the unit and a safe way to reach it.
Noise is the last step. On all three homes the council’s noise team asked for a condition. The 2026 unit needs a noise scheme approved in writing before use, so plan for that step.
Some homes here won’t have a hidden spot at all, and a fixed outdoor unit isn’t the right fix for those. What works without an outdoor unit, and where an outdoor unit works best.

Planning for air con in Tooting
Wandsworth Council has approved all the air con it has decided in SW17: 12 of 12 applications over the five years to October 2026. The count is small, so take it as a guide.
Two details help a job along:
- Roof edges: on a flat roof, the national limit is 1m from the edge, so we measure that at the survey.
- Conditions: a permission can ask for a noise scheme before use, or an enclosure.
Allow about 14 weeks for a decision. The median was about 97 days.
These are past results, not a promise for your home. They count people who applied, and many units never need an application.
We check the planning route at the survey. If you need to apply or ask a freeholder, we supply the drawings and the unit’s data.

Terraces and conversions from Tooting Bec to Furzedown
Houses make up 43% of homes across Tooting’s ten neighbourhoods, and flats 56.9%. Flats in converted houses alone hold 22.8%.
The difference matters, because a house outside a conservation area may have rights to fit a heat pump. A conversion doesn’t, so expect to need planning permission and the freeholder’s yes. What to agree with a freeholder.
Four parts of Tooting stand out:
- Totterdown Fields: a London County Council cottage estate of eight streets and 1,261 homes. Its Article 4 direction covers the whole conservation area. Some cottages were built as separate upper and lower flats, so check which you have.
- Tooting Bec East and West: 41% and 31% of homes are flats in converted houses, the highest shares in Tooting. Expect to share the back wall with another flat.
- Tooting North and Upper Tooting: 73% and 67% of homes are houses, the most in Tooting. These are the likeliest homes to have national rights, within limits.
- Furzedown: Furzedown West has 62% houses, and the Streatham Park Conservation Area has older houses facing Tooting Bec Common. Inside a conservation area, national rights rule out a wall or roof facing a road.

Less tree shade around Tooting Broadway
Tree shade is thinnest around Tooting Broadway. GLA data puts tree cover near 12% in Tooting East, Tooting West and Tooting North, against about 22% in Furzedown, which sits beside the common.
The Local Plan adds that the town centre lacks public open space, and its heavy traffic and narrow pavements make it a busy, noisy place. Opening a window for air is harder on a main road, so rooms facing one may need more help.
At the survey we ask which rooms stay hot at night, because those often set the size of the system.

Tooting questions
Can I have an outdoor unit on the Heaver Estate?
An outdoor unit is possible on the Heaver Estate if the street can’t see it and it’s quiet enough. Past approvals hid the unit in one of three ways:
- in a basement lightwell
- behind a parapet wall
- set back at the rear
Can I use my unit as soon as it’s approved?
A Tooting permission may ask for a noise scheme, approved in writing, before you use the unit. Read the conditions first, and allow time for that step. How planning works for air con.
Does Totterdown Fields’ Article 4 direction cover air con?
The Totterdown Fields direction doesn’t name air con, but it covers outside changes seen from the street. The council’s older appraisal also lists air source heat pumps as needing planning permission, so ask before you buy. Try the planning checker.
I rent a flat above a Tooting shop. Can I have air con?
A flat above a Tooting shop can have air con if your landlord and the building’s owner agree in writing. An outdoor unit also needs planning permission. If that won’t happen, a portable may be the better answer. Options if you rent.
Do you cover Furzedown?
Yes, Furzedown is covered on both sides of the SW16 and SW17 line. All our Tooting postcodes.
